Full Home Inspection

The purpose of the inspection is to provide a clear understanding of the home’s current condition at the time of evaluation. The report identifies routine maintenance items, components to monitor, and any deficiencies that may require repair or further evaluation by a qualified contractor. This process helps buyers and homeowners make informed decisions by understanding how the home functions and what to expect in terms of upkeep and potential repairs.
1 Year Warranty Inspection

Many newly constructed homes include a one-year builder warranty covering workmanship and materials. Scheduling an 11th Month Inspection before the warranty expires allows potential defects or performance concerns to be identified while they may still be covered. This inspection provides an opportunity to address issues with the builder prior to the end of the warranty period, helping protect your investment and avoid out-of-pocket repairs later.
New Construction Blue Tape Inspection

A New Construction Tape Walk Inspection is your opportunity to identify cosmetic and functional concerns before closing. During this inspection, visible defects such as drywall blemishes, paint imperfections, trim damage, flooring issues, fixture concerns, as well as roof and exterior components are documented so they can be addressed by the builder prior to move-in. Having a professional set of eyes on the interior, roof, and exterior of the home helps ensure your new construction meets expected quality standards before you take ownership.
Pre-Drywall Frame Inspections

A Frame/Pre-Drywall Inspection helps identify issues that most buyers would never see once the walls are closed up. With extensive framing experience and the ability to read and interpret construction plans, I verify that your home is being built according to approved plans and current building standards. Catching concerns at this stage allows corrections to be made before drywall, saving time, money, and future frustration
Radon Testing

Radon is a naturally occurring, colorless, and odorless gas that can pose serious health risks over time. Long-term exposure to elevated radon levels has been linked to lung cancer and is the leading cause of lung cancer among non-smokers. I use a state-of-the-art continuous radon monitor with Bluetooth technology to provide accurate, professional testing and reliable results. If elevated levels are identified, effective mitigation solutions are available to reduce radon concentrations and help protect your home and family. I hold a NRPP (National Radon Proficiency Program) certification and licensed by the State of Colorado to perform radon testing.
Infrared Imaging

Infrared imaging technology allows me to detect conditions that may not be visible to the naked eye. Thermal imaging can help identify concerns such as overloaded electrical circuits, missing or inadequate insulation, and hidden moisture intrusion. In the image shown, the dark blue areas indicate moisture from a bathroom above the laundry area, revealing leaks at the shower and toilet drain connections. This advanced technology provides an additional layer of evaluation to help identify issues early.
Sewer Scope

A sewer scope inspection evaluates the condition of the main sewer line and can identify potential problems such as cracks, separations, blockages, and tree root intrusion — issues that can quickly escalate into costly repairs if left undetected. The image above was captured during a sewer scope on a home with a septic system and shows a break in the line with root intrusion. Whether a property is connected to city sewer or a septic tank, scoping the sewer line is an important step in protecting your investment and avoiding unexpected expenses.
Mold Testing

Mold spores are naturally present in both indoor and outdoor environments, and small amounts are found in virtually every home. Problems occur when excess moisture from leaks, humidity, or poor ventilation allows mold to grow and elevate indoor spore levels. Mold testing is performed using air sampling, where indoor samples are compared to an outdoor control and analyzed by an accredited laboratory to identify spore types and concentration levels.
Well Water Pressure, Flow, and Pump Test

A well flow test verifies that your well can deliver the water your home needs consistently and reliably. During testing, we measure production rate, drawdown, and recovery to evaluate overall system performance. This testing is important because it helps identify issues such as low yield, failing pumps, pressure tank problems, or restricted flow that may affect daily water use. Having this information before closing helps prevent unexpected water supply problems after move-in and provides confidence in the performance of the well system.
Water Quality Test

Well water quality testing is an important part of protecting your home and your health. Clear water does not always mean clean water, and contaminants such as bacteria, nitrates, and other harmful substances cannot be seen, smelled, or tasted. Professional laboratory testing provides accurate, documented results so you can have confidence in the safety of your water supply — whether you are purchasing a home or maintaining your current property. My standard water quality panel tests for Total Coliform, E. coli, Nitrite, Nitrate, Turbidity, and Water Hardness. Additional analytes are available upon request to address specific concerns or local conditions.
Asbestos Testing

Asbestos is a naturally occurring mineral fiber that was commonly used in building materials prior to the 1980s due to its strength and fire-resistant properties. When asbestos-containing materials are disturbed, microscopic fibers can become airborne and, if inhaled, may pose serious health risks over time. I am trained and certified to identify materials that may contain asbestos and determine when professional laboratory sampling and testing is recommended.
Lead Based Paint Testing

Lead-based paint was commonly used in homes built before 1978 and can pose serious health risks when deteriorated or disturbed, especially to young children and pregnant individuals. Testing helps determine whether lead is present so proper precautions can be taken during renovations or occupancy. All lead-based paint testing is performed by a certified third-party company to ensure accurate and compliant results.
