Re-Sale Home Inspection

A re-sale home inspection is a comprehensive evaluation of the major systems and components of a home. This professional home inspection includes an assessment of the roof, exterior, structure, plumbing, electrical systems, HVAC (heating and cooling), interior components, and other visible areas of the property. The goal of the inspection is to provide buyers and homeowners with a clear understanding of the home’s current condition at the time of the inspection.
The inspection report identifies routine maintenance items, components to monitor, and any defects or deficiencies that may require repair or further evaluation by a qualified contractor. A thorough home inspection helps home buyers and homeowners make informed decisions by explaining how the home’s systems function and what to expect in terms of maintenance, safety, and potential future repairs.
Pre-Drywall Frame Inspections

A Frame or Pre-Drywall Inspection for new construction homes helps identify building issues before insulation and drywall cover the structure. With extensive framing and construction experience, I perform a detailed pre-drywall home inspection to verify the home is being built according to the approved construction plans, local building codes, and current building standards. This stage allows important components such as framing, structural connections, plumbing, electrical, and HVAC rough-ins to be evaluated while they are still visible. Identifying concerns during the framing stage allows corrections to be made before the walls are closed, helping prevent costly repairs, construction delays, and future homeowner frustration.
New Construction Blue Tape Inspection

A New Construction Tape Walk Inspection (also called a builder walkthrough inspection) gives homebuyers the opportunity to identify cosmetic and functional issues before closing on a new construction home. During this inspection, visible concerns such as drywall blemishes, paint imperfections, damaged trim, flooring defects, fixture issues, and problems with roof or exterior components are carefully documented so they can be addressed by the builder prior to move-in.
Having a professional home inspector evaluate the interior, roof, and exterior of the property provides an additional level of quality control and helps ensure the new construction home meets expected workmanship and finish standards before you take ownership.
1 Year Warranty Inspection

Many newly constructed homes include a one-year builder warranty covering workmanship and materials. Scheduling an 11-Month Warranty Inspection before the warranty expires allows potential defects, installation issues, or performance concerns to be identified while they may still be covered by the builder.
During this new construction warranty inspection, major systems and visible components of the home are evaluated to identify items that may require repair or correction. The inspection report provides homeowners with a clear list of concerns to present to the builder before the one-year warranty period ends, helping protect your investment and reduce the likelihood of costly out-of-pocket repairs later.
Radon Testing

Radon is a naturally occurring, colorless, and odorless radioactive gas that can pose serious health risks over time. Long-term exposure to elevated radon levels has been linked to lung cancer and is the leading cause of lung cancer among non-smokers. Professional radon testing is the only way to determine if radon levels are elevated in a home.
I use a state-of-the-art continuous radon monitor with Bluetooth technology to provide accurate, professional radon testing and reliable results. If elevated radon levels are detected, effective radon mitigation solutions are available to reduce concentrations and improve indoor air quality.
I am certified through the National Radon Proficiency Program (NRPP) and licensed by the State of Colorado to perform professional radon testing in accordance with current state regulations.
Infrared Imaging

Infrared thermal imaging allows hidden conditions in a home to be identified that may not be visible to the naked eye. Using advanced thermal imaging technology, I can help detect potential concerns such as overloaded electrical circuits, missing or inadequate insulation, air leaks, and hidden moisture intrusion.
In the example image, the dark blue areas indicate moisture intrusion from a bathroom located above the laundry area. The thermal pattern helped reveal leaks at the shower and toilet drain connections that would otherwise be difficult to detect during a visual inspection.
Including infrared imaging as part of a professional home inspection provides an additional layer of evaluation and can help identify problems early, allowing homeowners to address issues before they become more costly repairs.
Sewer Scope

A sewer scope inspection evaluates the condition of the home’s main sewer line and can identify potential problems such as cracks, pipe separations, blockages, and tree root intrusion—issues that can quickly lead to expensive repairs if left undetected. Using a specialized sewer camera, the interior of the underground sewer line is inspected to assess its overall condition.
In the image above, captured during a sewer scope inspection on a home with a septic system, a break in the sewer line with significant root intrusion was identified. Whether a property is connected to a municipal sewer system or a septic tank, having the sewer line inspected is an important step in protecting your investment and avoiding unexpected plumbing repairs.
Mold Testing

Mold spores are naturally present in both indoor and outdoor environments, and small amounts can be found in virtually every home. Problems occur when excess moisture from leaks, high humidity, or poor ventilation allows mold to grow and increase indoor spore levels.
Mold testing is performed using professional air sampling, where indoor air samples are collected and compared to an outdoor control sample. These samples are then analyzed by an accredited laboratory to identify the types of mold spores present and measure their concentration levels. This process helps determine whether elevated mold levels are present and if further mold remediation or moisture correction may be necessary.
Well Water Pressure, Flow, and Pump Test

A well flow test verifies that your private well system can deliver the water your home needs consistently and reliably. During the test, we measure the well’s production rate (gallons per minute), drawdown, and recovery time to evaluate the overall performance of the well and pumping system.
This testing helps identify potential issues such as low well yield, failing well pumps, pressure tank problems, or restricted water flow that could affect daily water use. Conducting a well flow test before closing on a property helps buyers understand the condition of the water supply system and avoid unexpected problems after move-in, providing greater confidence in the performance of the well and water system.
Water Quality Test

Well water quality testing is an important step in protecting both your home and your health. Clear water does not always mean safe water, as contaminants such as bacteria, nitrates, and other harmful substances cannot be seen, smelled, or tasted.
Professional laboratory water testing provides accurate, documented results so you can have confidence in the safety of your private well water supply, whether you are purchasing a home or maintaining your current property.
My standard well water testing panel includes analysis for Total Coliform bacteria, E. coli, Nitrite, Nitrate, Turbidity, and Water Hardness. Additional testing for other contaminants can also be performed upon request to address specific water quality concerns or local environmental conditions.
Asbestos Testing

Asbestos is a naturally occurring mineral fiber that was widely used in building materials prior to the 1980s because of its strength, durability, and fire-resistant properties. When asbestos-containing materials (ACMs) are damaged or disturbed, microscopic fibers can become airborne and, if inhaled, may pose serious long-term health risks.
During an asbestos inspection, materials commonly associated with asbestos—such as insulation, flooring, ceiling materials, and other older building products—are evaluated. I am trained and certified to identify materials that may contain asbestos and determine when professional laboratory sampling and testing is recommended to confirm its presence.
Lead Based Paint Testing

Lead-based paint was commonly used in homes built before 1978 and can pose serious health risks when it deteriorates or is disturbed, particularly for young children and pregnant individuals. Exposure to lead dust or paint chips can lead to significant health concerns, making proper identification important during home purchases, renovations, or property maintenance.
Lead-based paint testing helps determine whether lead is present in painted surfaces so appropriate safety measures can be taken. All lead paint testing and laboratory analysis is performed by a certified third-party company to ensure accurate results and compliance with current safety and regulatory standards.
